Proposal for Franklin Street

A work, hospitality and events business built around community.

Veriteer Ltd, trading as Liminal, proposes to operate Franklin Street as a work, hospitality and events business built around AI. The venue will combine Ireland's first AI café, a 30-desk workspace and events for up to 50 people.

Hospitality - café Monday–Saturday, 08:00–18:00
30 desks Flexible workspace
64+ events Target programme each year

What Liminal is

One business with three connected parts.

Liminal is one business with three connected parts: hospitality, workspace and events. The café will serve high-quality coffee and light snacks and act as the public entrance to the wider venue. The workspace will provide approximately 30 desks for Veriteer, founders, affiliate businesses and visiting teams. The events space will host up to 50 people for talks, networking, workshops, launches, artistic installations and immersive experiences. AI will be the focus of the work, exhibitions and events taking place in the building. It will not simply be a theme applied to an ordinary café.

What we propose

Three connected strands

01

Hospitality

Ireland's first AI café, serving high-quality coffee and pre-prepared light snacks, Monday to Saturday, with external caterers for larger events.

Fully licensed premises planned as the business grows

02

Work

Approximately 30 desks, with meeting and project space for Veriteer, founders and businesses.

03

Events

Up to 50 attendees and 64+ events each year, including corporate training days and workshops, with evening operation when required.

Proven operating model

Veriteer managed Liminal in Amsterdam’s Houthavens, combining hospitality, workspace, networking events, installations and immersive experiences.

Value to Franklin Street

A visible public use six days a week, regular daytime occupancy and 64+ events each year.

Active six days Café Monday–Saturday, with events continuing beyond 18:00
Regular footfall Café customers, approximately 30 workspace users and events for up to 50
£220,000 investment A substantial, self-funded fit-out delivered by Veriteer

A week at Liminal

Six trading days, plus evenings.

The café and workspace hold the unit open through every working day. Corporate training days and workshops run in the daytime, and around three evening events each week extend activity past 18:00 — 64+ events across the year.
