Proposal for Franklin Street
Veriteer Ltd, trading as Liminal, proposes to operate Franklin Street as a work, hospitality and events business built around AI. The venue will combine Ireland's first AI café, a 30-desk workspace and events for up to 50 people.
What Liminal is
One business with three connected parts.
Liminal is one business with three connected parts: hospitality, workspace and events. The café will serve high-quality coffee and light snacks and act as the public entrance to the wider venue. The workspace will provide approximately 30 desks for Veriteer, founders, affiliate businesses and visiting teams. The events space will host up to 50 people for talks, networking, workshops, launches, artistic installations and immersive experiences. AI will be the focus of the work, exhibitions and events taking place in the building. It will not simply be a theme applied to an ordinary café.

A week at Liminal
The café and workspace hold the unit open through every working day. Corporate training days and workshops run in the daytime, and around three evening events each week extend activity past 18:00 — 64+ events across the year.

Franklin Street sits within the Linen Quarter grid of red-brick warehouses, among the offices, hotels, bars and cafés on the southern edge of Belfast city centre.

A clean, compliant unit with suitable power, water, drainage, ventilation, fire systems, access and WCs.
Remove partitions and floor tiles, make good and leave a clean concrete floor ready for tenant finishes.
Investigate the plasterboard and, where practical, expose and make good selected red brickwork to match the neighbouring unit.
Covenant & financial standing
One named tenant, an established parent company, and a fit-out funded from cash rather than borrowing.
